Rot like this doesn't happen overnight. It builds up slowly - water finds a way in, wood starts to break down, and by the time you can see it from the outside, the damage underneath is usually much worse than expected. That's exactly what we were dealing with here.

When we pulled back the wall system on this commercial property, what we found was heavily deteriorated wood that had been holding moisture for a long time. Blackened, crumbling, and completely compromised. There was no patching this - it all had to come out before anything new could go on top.

We tore out everything that was damaged, rebuilt the wall system the right way, and then finished the job with a new TPO roof. TPO is one of the better options for commercial flat roofs - it reflects heat, holds up well against weather, and when it's installed correctly, it seals tight at the seams and edges where most leaks start.

The difference between catching something like this early versus waiting is significant. The longer rotted wood and failing membranes sit, the more they spread into surrounding structure. What starts as a manageable repair turns into a much bigger and more expensive job. We always recommend getting a professional set of eyes on a commercial roof if anything looks off - bubbling, staining on interior ceilings, or soft spots near the roofline are all worth paying attention to.
