Most commercial roof leaks don't start big. They start small - a worn seam, a soft spot, a crack that gets ignored for one season too many. By the time water is getting inside, the damage has usually already spread well beyond where it first came in. That's why the repair method matters just as much as catching it early.
Here's how we approach it. When we find a problem area on a flat or low-slope commercial roof, we don't just slap coating over it and call it done. We embed a fabric membrane - in this case Hydro-Stop reinforcement fabric - directly into the base coat of roof coating. The fabric gets pressed into the wet coating and then fully covered, which locks it in place and bridges any cracks or weak spots underneath. It's not just a patch. It's a reinforced repair.
Once that base layer cures, we apply a protective top coat over the entire repair area. That final layer is what ties everything together and gives the surface a clean, sealed finish that holds up against rain, UV exposure, and whatever else gets thrown at it. The whole system works together - coating, fabric, coating - and that layered approach is what makes it last.
A single-layer fix on a worn commercial roof will fail again. That's just the reality. But when you do the repair correctly with proper reinforcement embedded in the coating, you're not just stopping the current leak - you're giving that section of the roof a fighting chance for years down the road. That's the difference between a real repair and a temporary fix.
If your commercial roof is showing wear, bubbling, cracking, or you've already spotted a wet spot on a ceiling inside - don't wait on it. The longer it sits, the more it costs to fix. Getting eyes on it early is always the smarter move.
