



An open seam on a metal roof is one of those things that looks minor until it isn't. Water doesn't need a big opening to cause serious damage - it just needs a path. And on a metal roof, an open seam gives it exactly that.
Here's what we were working with: a separated seam running along the edge of a commercial metal roof. Left alone, that gap becomes a direct entry point. Water gets in, travels along the metal, and you're looking at interior damage, rust, and insulation issues before you even know there's a leak.
We addressed it with a two-part approach. First, we used a HydroStop membrane - a rubberized reinforcing strip embedded in elastomeric coating - to bridge and seal the seam itself. That membrane creates a flexible, watertight bond that moves with the metal instead of cracking under thermal expansion. Then we topped it with Karnak Karna-Flex, a rubberized elastomeric sealer, to lock everything down and tie it into the surrounding roof surface.
The combination matters. The membrane handles the structural bridging. The Karna-Flex gives it the durability and flexibility to hold up through heat cycles, rain, and whatever else gets thrown at it. Neither one alone is as reliable as both together - that's the point of using a proper system instead of just slapping caulk over it.
Small seam repairs like this are exactly the kind of work that extends a metal roof's useful life by years. Catching it early and doing it right is always cheaper than waiting for a ceiling stain to be the thing that gets your attention.
