Sealing a Roof Penetration on a Commercial Metal Roof

Roof penetrations are one of the most common places a commercial roof starts to fail. Conduits, pipes, cables - anything that punches through the surface creates an opening where water can get in. And water always finds a way if the seal isn't done right.

Here's what we were working with on this one. A flexible conduit running along the roof surface and passing through the wall at the parapet. The entry point had no proper seal keeping water out. On a metal roof with a silicone coating already in place, that kind of gap is a liability every time it rains.

We packed the penetration with sealant and worked it in tight around the conduit where it meets the wall. The goal is full contact - no voids, no thin spots, nothing that lets moisture creep in behind it. You do it right the first time or you end up back there pulling up damaged material later.
