
A lot of building owners assume that once a roof starts showing its age, replacement is the only path forward. That's not always true. When the right conditions are there, a silicone roof coating can do a serious job of sealing and protecting what you already have - at a fraction of the cost of tearing everything off and starting over.
Here's the basic idea. Silicone is applied directly over the existing roof membrane, creating a seamless, flexible barrier that holds up against water, UV exposure, and the general wear that flat and low-slope roofs take year after year. It bonds well, it doesn't crack under heat, and it doesn't require the kind of disruptive work that a full replacement does.
We don't push coatings on every roof we look at. The condition of the substrate matters. If the existing membrane is too far gone, coating over it won't fix the underlying problems. But when the roof is a solid candidate - good adhesion, no widespread moisture intrusion, structurally sound - a silicone coating is one of the most cost-effective tools available for extending its useful life.
What we do is take a hard look at the roof first. We're not going to recommend something just because it's a quicker sell.
