Pipe flashings are one of the most overlooked spots on a commercial metal roof. They seal the gap where pipes and vents pass through the roof surface - and when they fail, water finds its way in fast. The tricky part? The damage inside a building can be well underway before anyone notices.

What we're dealing with here is a pipe boot flashing that has cracked, pulled away from the pipe, and separated from the roof panel below it. The sealing material has deteriorated and is no longer creating a watertight barrier. That gap at the base is a direct entry point for water every time it rains.

This is the kind of thing we catch during routine roof inspections. It looks small. It is small. But left alone through a few hard rain events, you're looking at water intrusion into insulation, decking, or interior ceilings - and that turns a simple repair into a much bigger expense.
